Edinburgh is one of the most housing supply-choked areas outside London. In recent years, a housing emergency was declared by the Scottish Government and Edinburgh City Council.
The Council’s circa £2bn investment programme should hopefully accelerate the delivery of housing stock.
The Edinburgh property market remains resilient and elastic despite these constraints, driving dog-eat-dog competition for prime dwellings. It’s also pushing demand into East and West Lothian, with a particular emphasis on family housing.
Looking at these figures overall, which we break down for you below in our quarterly property review from Edinburgh Self Storage, prices are rising in both the purchase and rental sectors.

Average house price in Edinburgh Q1 2026
Hot off the press from the Office for National Statistics, in February 2026, the average house price in Edinburgh was £295,000 (provisional), heading north by 3.1% compared to February 2025.
This rise outstripped the rise in the rest of Scotland (2.3%) over the same period. Across the country, the average house price in February 2026 was £187,000, £5000 up on a year earlier (£182,000).
So, in February 2026, Edinburgh easily walked off with the ‘highest average house price in Scotland’ title.
Comparing it with the UK market, a home sold for an average of £268,000 in February 2026, a wee bit up from the February 2025 average of £265,000.
Average house price in Edinburgh by property type
As of February 2026, the average price of a detached property in Edinburgh stood at £672,000, up 2.6%, while on average, a semi-detached house would set you back £440,000.
If you’re in the market for a cosy back-to-back, the average price for terraced properties in Edinburgh rose by 4.3%, to £370,000, while on average for a flat or maisonette, you’d be looking at an average of £241,000.
Average private rents in Lothian
Where the ONS statistics are concerned, Edinburgh is in the rental market catchment area of Lothian.
When it comes to private rents in Lothian, we’re looking at an average of £1,432 a month, as of March 2026. This figure stood at £1,424 in March 2025, a 0.5% change. For Scotland as a whole, the average rental price rose by 2.1% over the year.
Breaking this down further, average rents in Lothian based on bedrooms make for interesting reading.
A one-bedroom accommodation was £1,035, increasing to £1,328 for two bedrooms, £1,705 for three, and, finally, for four or more, you’d pay an average of £2,739.
In terms of average rent by property type, the ONS figures reveal that flats and maisonettes cost £1,234 per month, while terraced properties cost £1,434.
If you’re looking to rent a semi-detached house, then that will cost on average .£1,527. Unsurprisingly, detached properties are king, at £2,122.

First-time buyers in Edinburgh
Stepping on the moon seems more realistic than taking that first crucial step on the Edinburgh property ladder for some first-time buyers, but those who did paid £248,000 (provisional) on average in February 2026.
This was 3.3% higher than the revised February 2025 average of £240,000
Little wonder that more and more people are going down the co-ownership route, either buying with a friend, or taking advantage of the various government-backed schemes, like the Scottish Government’s Open Market Shared Equity (OMSE) and New Supply Shared Equity (NSSE)
Average house price for mortgage buyers
When purchasing a property with a mortgage in Edinburgh, the average house price was £296,000 in February 2026 (provisional). This was 3.1% higher than the average of £287,000 in February 2025 (revised).
Widening that out to Scotland, the average price of a home bought with a mortgage was £194,000, up from £190,000 the previous year.
In the UK in February 2026, buying a home with a mortgage cost on average £277,000, fractionally up from February 2025’s £274,000 figure.
Buying with cash in Edinburgh
Not everybody needs a mortgage, and for those with the readies, the average price in Edinburgh was £293,000 in February 2026 (provisional), which was up from a revised figure of £284,000 a year earlier.
In February 2026, the average was £173,000 in Scotland and £255,000 in the UK.
Edinburgh property market forecast 2026
As for the rest of 2026, when it comes to buying and selling houses in Edinburgh, we examined wider UK analysis by the UK’s mortgage lender giant, Halifax. It reports that house prices in April fell 0.1% compared to March, taking the average price of a UK property from £299,677 to £299,313.
It was £301,051 in February, demonstrating what property market analysts suggest is stuttered demand because of economic uncertainty around the war in the Middle East.
Annually, April prices were up 0.4% on April 2025. Year-on-year growth was 0.8% in March and 1.2% in February.
