‘Shoebox Homes’ are rapidly becoming the new “type” of housing in Britain. The smallest in Western Europe, UK new-built homes are considered too small for a typical family life: this has been investigated by the Royal Institute of British Architects (RIBA). This is especially apparent in cities such as Edinburgh where the premium for land and properties is relatively higher than the rest of the UK

To investigate the reality of actually living in “shoebox” homes, the BBCspoke to people currently living in this type of housing. One couple said "We made a big mistake when we bought it. They call it a three-bedroom house - but really it's only big enough for two." This statement is backed by RIBA’s findings which show the floor area of an average newly built property in the UK is approximately 86 square feet less than the recommended area of 1033 square feet.

The social aspects of these living conditions have a negative impact on family life and the dynamic of living in a confined space. It has been reported that 34% don’t have space to have friends and family for dinner, 48% couldn’t entertain visitors to their home full stop, and nearly 70% of those living in this type of property didn’t have enough storage space for their possessions.
The main reason houses are becoming smaller is due to the cost effectiveness of building more properties on smaller areas of land. The process has been compared to that of a modern car engine: the component parts fit into the area allowed more efficiently and the car runs better than ever. The cost implications of building larger properties would, without doubt, alienate first time buyers more than ever by pricing them out of the market. Due to the stagnant nature of the UK housing market as much as possible needs done to ensure there is a happy balance between building spacious homes and still having someone to buy it at the end of it all.
